
Planning Application for a new roof and restoration works to a historic barn located in the Methwold Conservation Area submitted.
Following an initial planning appraisal with the client En-Plan: Planing & Architecture formulated and submitted a planning application to King's Lynn Council that seeks to allow for a replacement roof to restore this very attractive barn to it's former glory. We have previously worked with the applicant to ensure more minor restoration works fall under permitted development but the new roof does require full planning approval due to the barn being located within a Conservation Area, and as such a barn restoration planning application was submitted.
The Planning Department at King's Lynn Council stated that as the application is for the construction of a pitched roof onto the outbuilding. The site lies in the Methwold Conservation Area. There previously was a pitched roof on this part of the building, which was removed after a collapse. The new roof will be very similar to what was there previously, only with lower eaves and ridge height as the previous was two storeys and only a single storey is sought. The materials are indicated to match the existing, but for the avoidance of doubt details of the chosen material will be required to be submitted prior to the installation of roof tiles. Overall it is considered the development would improve the appearance of the building and would not have any significant impact on the character or appearance of the Conservation Area. En-Plan were able to demonstrate thus through the submission of a Heritage Statement and Architectural Visualisation that gave the Planners the confidnece to approve the application, especially with the backing of the Kings Lynn Council Conseravtion Team.
Following on from the aforemntioned success En-Plan aloo provided assistance to the owners in 2023 to gain approval for replacement casement windows after a successful planning application. We then provided further assistance to the ownes in order to replace the sash windows on thr front of the property.
