  The application was refused by the Planning Committee on the grounds of impact on the local but En-Plan were able to demonstrate at the Appeal stage this was completely flase and thereby secure full planning approval for the scheme.

The Certificate of Lawfulness of Proposed Use or Development gives the applicant the de facto permission to pursue the project safe in the knowledge that the proposal is lawful  and immune from Council Enforcement action.

En-Plan are have worked with the owners of this property to produce the technical build detail for an outbuilding for a new workshop that was a requirement of the planning approval due to the outbuilding being located in a former mining area where ground conditions can be variable.  The detail will allow the foundations proposed to be properly assessed by Building Control.
