New basement and swimming pool extension.
Following an initial discussion and planning appraisal with the owners En-Plan were asked to take over the project to add a new swimming pool and basement to a single-storey unit as the applicant wanted to maximise the development potential of the hosue and add bedrooms for an expanding family, after having previously been turned down for a two-storey residential unit.
The site itself is constrained by its position in the Metropolitan Green Belt but En-Plans task would be to make the argument that the basement and swimming pool would have no impact upon the character and openness of the Green Belt and Havering Council must be shown that the quality of the design through the submission of architectural visualisation submitted would carry the day and lead to approval.
The application istelf (Reference: P1614.17) was received: 01-10-17 and validated: 05-10-17. The application was assessed against National Plannig Policy which states that "When considering any planning application, local planning authorities should ensure that substantial weight is given to any harm to the Green Belt, including harm to its openness. Inappropriate development is, by definition, harmful to the Green Belt
and should not be approved except in very special circumstances." This aim is carroied through inot Haverungs Planning Policy which looks to protect the charcter and openness of its extensive Green Belt. This was achieved by utilising a new basement and sunken pool as this did not actually create any new built form above ground level and therefore did bnot affect teh openness of the Green Belt and the planners agrred with our argument that there was no impact on the character of the area and approval was subsequently granted.
Post planning approval we have assited the owners with permisison for the erection of greenhouse and duckery for agricultural purposes and a detached garage to the front of the property.
