Proposed Development: Single-storey rear extension
Following the initial planning appraisal with the applicant a single-storey rear extension was agreed on whereby the extension would forma a new entrance to the property and provide additional storage space for the kitchen and replace the less than complimentary lean to extension. The use of grey upvc and render would give the extension a contemporary feel and form a new domestic adjunct to the main dwelling.
The planning application sailed through the planning process and we are now awaiting instruction to undertake a full plans building regulations application. More details to follow.
This application is a cost effective solution to a storage and circulation issues within the existing property.

The planning rules governing single-storey rear extensions

Single-storey rear extensions cannot extend beyond the rear wall of the original house* by more than four metres if a detached house; or more than three metres for any other house.

Where not on Article 2(3) designated land* or a Site of Special Scientific Interest; and subject to ‘prior approval’, the limit for single-storey rear extensions is increased to eight metres if a detached house; or six metres for any other house.

Single-storey rear extensions cannot exceed four metres in height.
