New single-storey side extension and re-positioning of the boundary fence approved.

Following an initial planning consultation with the applicant a scheme was submitted for a single-storey side extension  that would provide an extended kitchen and dinning room to the side, which due to the nature of the plot would require planning permission as it would front the highway as it is a corner plot and the re-positioning of the 2 metre high boundary fence again would require planning permission due to its position fronting onto the adjacent highway.

The application sailed through the planning process and no alterations or amendments were required by the Planning Department and the applicant is now free to implement the permission, which will add real value to both the house and the garden and remove the unused strip pf land that surrounded the property and served no use to the applicant.

When assessing gthe proposal the Planning Department considered whether the  the design of the extension relate to the original dwelling? Particularly in terms of its roof design, window alignment and matching materials? The answer to these questions was a resounding yes as the single storey side extension

would  be of an appropriate scale in relation to the original dwelling?

 

Would the extension be set back from the front elevation of the original dwelling to maintain the visual dominance of the original property? As the extension is set back from the front of the existing porch no harnm will occurr in the street scene.

Residengtial amenity also need to be considered to ensure there would be no loss of daylight , outlook or privacy. 42, 44 & 46 Pool Road – These properties are on the opposite side of the road.  Due to the modest nature of the proposal, officers consider that there will be no impact caused. 45 Pool Road - The extension is not going any closer than the existing property and is single storey, therefore, as the fence has been removed from the application, officers consider that there is no impact caused by the extension. 4 Ercall Close – Due to the extension being on the opposite side of the house, officers consider that there would be no impact caused.

Post approval En-Plan helped the owners with the technical build detail and have received approval for the detail from Approved Inspectors who are based in Shrewsbury.
