Introduction
The owners approached En-Plan to assist with a single-storey rear extension to extend the kitchen. After conducting a planning appraisal of the site a Prior Approval Larger Home Extension Application was deemed to be the appropriate vehicle for the development. The submitted application is therefore a method of pre-approval; if you wish to build a large extension you must notify the local authority, who will then consult the adjoining neighbours to advise them of your planned development.
Site Context
The application site is located in Priorslee is a suburb of Telford, which is a large town in the borough of Telford and Wrekin in the ceremonial county of Shropshire, England. Telford itself is a new town, named after the civil engineer Thomas Telford, and was created in the 1960s and 1970s as a planned development to alleviate housing congestion in nearby areas.
Priorslee is one of the residential areas within Telford. It has a mix of housing, schools, parks, and other amenities typical of a suburban area. It's located to the northeast of Telford town centre and is known for its community feel and green spaces.

The Planning Assessment
The application was submitted to Telford & Wrekin Council who then in turn notiofied the neighbours to see if they would raise any concerns or objections. The Planning Department upon receipt of no objections and an appraisal of the scheme in line with The Larger Homer Extension Scheme concluded the scheme was acceptable and granted approval.
It should be noted this scheme only applies to larger single-storey rear extensions which means that extensions of between four and eight metres for detached houses and between three and six metres for all other houses, must go through this process.
This scheme has allowed for more fexibility for homeowners to obtain larger extension without the fulll control of the Local Planning Authority, as shown in this instance. This successful application has allowed the applicants to move quickly to the Building Regulations phase and onward to construction.
