PRIOR APPROVAL FOR NEW LARGER HOUSE EXTENSION GRANTED.

Prior Approval Planning Application submitted and approved for a extension under the government's "larger home extension scheme."

Following an initial consultation with the applicants it was decided to add a new swimming pool and glazed link to provide access from the main unit (which is itself a barn conversion) in the existing style of the amin unit and area itself. The glazed link provides a more contemporary residential adjunct but at En-Plan we are great believers in the concept that old and new can sit side by side and compliment each other.   We will be posting updates as the project progresses from concept to the completion.

It is part of the Greater London metropolitan area and is situated approximately 14 miles (22.5 kilometers) northeast of Central London. In England, you can often build onto an existing extension under the larger home extension scheme, but it's crucial to understand the specific rules and regulations that apply to your situation. The Larger Home Extension Scheme, which is also known as Permitted Development Rights (PD), allows homeowners to extend their homes without the need for full planning permission in some cases. However, there are restrictions and conditions to be aware of:

  1. Size Limits: Under PD, there are specific size limits for extensions. For example, as of my last knowledge update in January 2022, a single-story rear extension can extend up to 6 meters for an attached house or 8 meters for a detached house.

  2. Height Restrictions: There are also height restrictions for extensions. For a single-story rear extension, the eaves height must not exceed 3 meters, and the maximum height of the extension must not exceed 4 meters.

  3. Materials and Appearance: The materials used in the extension must be in line with the appearance of the existing house.

  4. No Extension Beyond Half the Original House: The extension should not extend beyond half the area of land around the "original house." There are specific guidelines to determine what constitutes the "original house."

  5. Neighboring Consultation Scheme: If your proposed extension falls within certain size limits, you may need to notify your neighbors and obtain their consent. This is known as the Neighboring Consultation Scheme.

  6. Conservation Areas and Listed Buildings: If your property is in a conservation area or is a listed building, the rules and restrictions may be more stringent, and you may need full planning permission.

  7. Other Conditions: There may be other conditions related to the use of the extension and the impact on neighboring properties, light, and privacy.

Keep in mind that planning rules and regulations may change, so it's important to check with your local planning authority for the most up-to-date information and to confirm that your specific project qualifies under the Larger Home Extension Scheme.
