Prior Approval Planning Application submitted and approved for a extension under the government's "larger home extension scheme" at 214 Lodge Lane Romford, Essex, RM5 2ET.
Following an initial planning appraisal with the applicants it was decided to add an additonal three metes to an existing two metre extension on the rear of this mid terrace property in the Essex town of Romford via the Prior Approval Larger Home Extension Scheme.
The Site Context

It is part of the Greater London metropolitan area and is situated approximately 14 miles (22.5 kilometers) northeast of Central London. The Planning Assessment
The planning application site is a mid terrace post war property with a existig 3 metre extesion to the rear elevation. In England, you can often build onto an existing extension under the larger home extension scheme, but it's crucial to understand the specific rules and regulations that apply to your situation. The Larger Home Extension Scheme, which is also known as Permitted Development Rights (PD), allows homeowners to extend their homes without the need for full planning permission in some cases on a teraced house up to six metres. The submitted scheme along with the previously approved scheme which has been constructed will give a cumlilative extension of five metres.

There are specific size limits for extensions being added onto existing extensions. For example, a single-story rear extension can extend up to 6 meters for an attached house or 8 meters for a detached house so i this istahce as a mid terrace iuit with a 3 meter extension we can add up to three metres and still comply with the larger home extension scheme. The submitted scheme therefore complies with these size constraints and is acceptable in this regard.
There are also height restrictions for extensions. For a single-story rear extension, the eaves height must not exceed 3 meters, and the maximum height of the extension must not exceed 4 meters in height in total with the eaves not being higher than three metres. The materials used in the extension must be in line with the appearance of the existing house. It should be noted at thispoint that if your property is in a conservation area or is a listed building, the rules and restrictions may be more stringent, and you may need full planning permission. As the submitted scheme utilises a flat design roof the proposed height complies with the provisions of the scheme the proposal is again acceptable in this respect.
Following submission of the application to Havering Council and the neighours being notified we received formal approval for the development from the Planning Department.
